From the other point, selling by owner (FSBO) arises many issues, as there are many steps to complete before having a successful sale. Realtors and agents have already developed networking and experience, which allow them to organize all. Therefore, you may experience some tough time when completing those all alone. Hard, but not impossible, let’s go through some of the essential steps you may consider useful when selling your home.
It’s totally up to you to reach potential buyers. Carefully consider how you are going to do this: channels, marketing strategy, budget, etc. It’s important to avoid costly mistakes.
Avoid a mistake of selling at top dollar. Too high price for your home may result in having your house sit in the market for a long time. Coming to market with a reasonable, justified price is a critical factor for success. Do good research before you determine the home price. Once you set your price, you need to communicate it effectively.
Invest in content: both visual and text. Make professional and appealing photos for your home, emphasize advantages, make it look comfortable. Choose the right words and voice tone to convince the buyers to consider your house as a good option for them.
Choose the right places to show your information. There are many well-known and free/affordable platforms good to start with: Craigslist, Facebook, Nextdoor.
It’s an era of social media, however, no one canceled the old good signs and ads. They still work and get the attention of street workers, where you are likely to find your buyer as well. Put the “For Sale” sign, publish announcements in some local printing materials.
In parallel, enhance the word of mouth. Tell your friends, neighbors, colleagues that you are selling your home. People listen to their close ones’ recommendations when completing a serious purchase.
Last but not least, act like a professional. The buyers prefer to work with seller’s agents or realtors because they give them the feeling of trust, present the information in a competent, clear way.
Therefore, invest in your knowledge, dressing, the way of talking, and answering calls/questions/messages. Make buyers trust you. Also, consider having as many as possible available hours during a day for showing your home.
