We are excited today to provide you with two tips for your listing agent that will reduce the risk of your property falling out of escrow. As a seller, there’s nothing more disappointing than having an offer accepted on your property, only to have it fall apart and have to put it back on the market. Today we want to give you two tips to prevent your property from falling out of escrow. Here they are:
 
1. Have all of the buyers get cross-qualified by a lender you and your agent trust.  You want to have all of your potential buyers’ information reviewed so you can make sure they are solid buyers who will be able to pay off their loan.
 
2. Do a home inspection up-front. In today’s hot marketplace where multiple offers and offers over list price are common, some buyers will try to come in with a very high offer, then beat you down in negotiations after they have ordered their home inspection. Having a home inspection done up-front, before the buyer has a chance to order theirs, ensures that you have enclosed everything you know about the property. This way, nothing will pop up during the buyer’s inspection because you would already have been alerted to any potential problems.
